			<content:encoded><![CDATA[<p>Well, we recently painted our bedroom with the intent of making the <a href="http://www.sgclark.com/2010/07/adult-bedroom-set/">new bedroom set</a> &#8220;pop&#8221; a little more.  So here is the big reveal!  The new paint on the walls is a very very light grey.  We removed the tan based bedding and replaced it with a white set that has subtle designs on the cover.  We then removed the large maroon area rug and replaced it with two smaller rugs with the same bold, colorful design.  By doing this, it also reveals more of the hardwood floor in the room.  So when is House &#038; Garden showing up?</p>

<br />This is our new kitchen table.  I&#8217;m particularly proud of this acquisition to the house because we purchased the table for&#8230;wait for it&#8230;$100. In reality, the round edge of the table is a bit loose from the main area of the table top.  When we purchased the table, it had the &#8220;shabby chic&#8221; look.  So a paint job, and a couple of angle irons, and we have a brand new kitchen table.</p>
<p>The old one is below.  We really liked the old vintage table below, but unfortunately too much pressure on one of its &#8220;wings&#8221; caused it to break.  Its a 65 year old table, yet 3 years in the Clark house and we manage to bring it too its knees.  Makes me proud! :)</p>

<p>  So the painters finished up painting the house.  And here is the big &#8220;reveal&#8221;.  Its a nice grey with black shutters and a deep red door. <p>Here is the first view of our house getting painted.  This is just the primer coat, but none the less, it loos pretty good.  They worked filling in and cleaning up the trim today, and will probably paint the trim tomorrow, with the main coats going on later in the weekend. 			<content:encoded><![CDATA[<p>During the week of July 4th, 2008, we finally bit the bullet and had our &#8220;grass&#8221; resodded.  I put the word grass in quotes because to say that the stuff we had on our plot of land was grass is a big, big stretch.  It was more like some form of green moss growth&#8230;it was terrible and made our property look like the <a href="http://en.wikipedia.org/wiki/Pig-Pen" target="_blank">Pigpen</a> of the neighborhood.  </p>
<p>So during the July 4th week, I stayed home and we had some landscapers come to our house, rip up the top layer of dirt across the whole property.  They then dropped down a new layer of topsoil, they put down 45 lbs of grass seed, and then dropped hay all over the place.  </p>
<p>We are now seeing real, actual grass growing on our property.  Photos to be shared shortly.</p>

That means that we got rid of the 1970&#8242;s style fake wood dark paneling and the <a href="http://www.sgclark.com/house/2005/01/swingin-basement.php">groovy wallpaper</a> covering the staircase.  I will admit that covering over the wallpaper was not an easy decision, as that was some of the swingin&#8217;est, grooviest wallpaper I&#8217;ve ever set eyes on.  However, from a purely practical perspective, it was the right thing to do.  From an emotional perspective, I never would have touched the stairwell and the wallpaper would have stayed.  </p>
<p>In addition to drywalling the basement, we are going to get new carpeting to replace the funky, dirty old carpet that is currently there.  </p>
<p>So more pictures are to come when the basement is more complete.</p>

Replacing the tiles is something we&#8217;ve wanted to do since we moved in, and based on the difficulty in removing the said tiles, we probably <i>should</i> have done this before we moved in.   Ah, hindsight.  If you ever see a house that you like, and it has some ugly tiles that need to be removed, remove them before you move in.  Trust me.</p>

<p>Its been a long while since I&#8217;ve updated this area of the site about the progress we&#8217;ve made on the house.  </p>
<p>In the early summer, we had some trees cut down from the property outside.  It really cleaned up the outside and let more sun hit the house and yard, but as the summer has moved on, sometimes I look around and it does not feel like we did a thing.  I am already eyeing several other trees that I want to remove.  We are really going to try to focus on the outside of the house to get that straightened out.  It&#8217;s a mess.</p>
<p>As for the inside, we&#8217;ve been doing little things here and there, but no big projects to speak of.  I&#8217;ve been trying to clear out the basement to get that renovated from its 1970&#8242;s dark wood paneling, and I made some great progress during the July 4th week.  My big project downstairs is to clean the masonry walls in the unfinished part of the basement, paint them with a sealent, and then install lots of shelves so that all our stuff can be stored there.  Not an easy task.  </p>
<p>We really want to update the hallway and install hardwood floors, and update the 1/2 bathroom in the hallway, but that&#8217;s a bigger project than we think.  But apart from the basement, its the last fairly big project inside the house (the kitchen does not count, because that&#8217;s a project that is off the charts).</p>

<p>So this week marks our first year living in our house.  I suppose we can&#8217;t call it &#8220;our new house&#8221; anymore&#8230;its just our plain old house. <p>On the whole, our first year has been great.  We have made an immense amount of progress in updating and renovating the house.  We have really transformed the interior rooms from the state they were in when we purchased.  The kitchen is the one space we would like to really overhaul, however as we all know, renovating that room requires a huge chunk of cash.  The one space that still needs a great deal of work is the basement and we are still working on that.  </p>
<p>So, happy birthday house.  Its been a great first year.  Here&#8217;s to 29 more good years here (at least!).</p>

			<content:encoded><![CDATA[<p>Here is the finished living room.  The tables are there because we hosted Thanksgiving this year and we turned the living room into the dining room to accomidate all the guests/relatives/friends.  The room ended up far exceeding my expectations.  The bookcases and the wall color are great and I am just thrilled with it.  And for a point of comparision, below is how the space looked when we purchased the house.  Note that it only had one doorway.  We broke through the wall to create a 2nd doorway to improve the flow in the room and the entire first floor.  My <a href="http://www.sgclark.com/house/2005/11/living-room-built-in-shelves">previous post from 11.01.05</a> has some photos from when we were in the middle of painting the fireplace and some photos from before the shelves were installed.  </p>

			<content:encoded><![CDATA[<p>Herre are some before and &#8220;almost after&#8221; shots of our soon to be Living Room and the built in shelves we had installed.  My goal was to have the room painted and prepped before the shelves were to be installed, but the carpenter actually finished the shelves about a month early and that threw my plans and schedule off.  This is the last room on the first floor that needs a full overhaul (obviously).  As you can see in the first few photos, I am in the process of painting the 1970&#8242;s monstrosity that is the fireplace to make it somewhat more visually appealing.  The prospect of ripping that out of the house entirely is just too scary for me. </p>

			<content:encoded><![CDATA[<p>We recently had the floors sanded in the main living room, the dining room, and in the upstairs hallway.  We also had the rancid carpet in the TV room removed and replaced with hardwood floors.  With that work done, I was able to finally install the basboards in these rooms.  Below are some photos of the final results (yes, we still need to put things on the walls.  That seems to be a common theme throughout the house!). 			<content:encoded><![CDATA[<p>So we had a little bit of an adventure today.  Lisa and I were just about to sit down for a nice, quiet breakfast today (I had taken today, tomorrow off from work and the kids were in daycare) in our dining room.  And we turned on the light, and soon after we smelled something burning.  Turns out that one of the plugs in the dining room started to smoke!!!  We immediately turned the lights off and called the fire department.  A couple of minutes later, East Brunswick&#8217;s finest were at our door looking all over the house.  Luckily, there was no fire and it was nothing more than smoke.  The plug box had some loose &#8220;end caps&#8221; that were shorting out the connection.  So we turned off the circuit for that plug area.  But it was definitely a little bit scary.  Now we are trying to get an electrician to come by to check out the scene and fix the faulty plug.</p>

There were some serious rain storms in August and we noticed some leaks near the back of the house.  When we had some roofers check out the roof back there, they said it would not last the winter.  So we had to do it.  The roof looks good.  Its something we knew we had to do, but were hoping it would last a year or so.</p>

			<content:encoded><![CDATA[<p>The past few weeks we have been ripping up the last remnants of the deep, deep green (that&#8217;s right, its not Forest Green, its deeper than that) carpeting that was in the upstairs hallway and the stairs.  The first few photos below are what the stairs and hallway used to look like.  The last few photos show what it looks like now.  Underneath the carpet is nice hardwood floors that are in really good condition.  We are going to have them sanded and poly&#8217;d sometime over the next few weeks which will really look pretty nice.  Then I can put the baseboards on the hall walls and that will be done.  Also need to paint the fine ornate &#8220;should be outside but its inside&#8221; handrailing.</p>

As you can see in the before photos, there was some very attractive stenciling on the walls along with some nice greenery in the room.  We essentially ripped out the old closets and the louvered doors leading into the &#8220;dressing area&#8221; and replaced that with a walk in closet and a new door to the bathroom.  We used pocket doors for both the bathroom and the closet to optimize the amount of usable space.  We obviously need to put some things on the walls of our bedroom. 			<content:encoded><![CDATA[<p>The past few weeks have been somewhat unproductive inside the house for a variety of reasons.  The things we have done have been minor and the rooms we are working on are not at a point to share photos yet.  They are close, but not done yet.  The kids bathroom needs some more paint.  Our bedroom needs baseboards and furniture, although we did rip out the nasty carpets and have the floor sanded.  The closet needs a light.  And the master bath is probably the farthest along, but still needs baseboards and a frame around the window.  </p>
<p>We have begun to venture outside to address the mess that is our front and back yards.  We are seeing some accumulation of dampness and water on the ground at the back of the house and that is definitely a problem.  We think that a lot of that problem simply has to do with poor drainage from the gutters on the house, so hopefully that will not be a big project.  Lisa cleared out a ton of leaves that were near the house and that should help a great deal.</p>

			<content:encoded><![CDATA[<p>These are before and after photos of Ian&#8217;s room.  We put in new closet doors and closet shelves, and obviously gave it a nice coat of blue paint.  We ripped up the &#8220;beautiful&#8221; deep green (no, not Forest Green&#8230;it was deeper than that) carpet to reveal hardwood floors.  Someone who lived there before wrote on the wood floors with permanant marker, so that made for some good reading.  We had the floors sanded and that took care of the writing.  :-)  We do need to put some things on the walls, but we will get to that in time.<br />

			<content:encoded><![CDATA[<p>We officially moved into our house this weekend.  We were delayed a couple of weeks because we had some immense problems with the appliances we ordered from <a href="http://www.homedepot.com" target="_blank">Home Depot</a>.  Every one of the items were damaged in some capacity.  And it took them over a week to respond and have the new ones re-delivered.  In addition, we had some delays with construction and the bathrooms.  Our first order of business is to continue to focus on the upstairs and get all the bathrooms and bedrooms in good condition.  At present, Lisa and Steve are living in what will be the office  as we paint the MBR, the bathroom, and the walk in closet.  The kids bathroom also needs work but it is in functional condition.</p>

<p>Apart from that, I continued in my quest to rid the house of wallpaper and made significant progress towards that goal. I completed the kitchen and abut 98% of the laundry room. The next task is the downstairs half bathroom which is very small and should not take too long.</p>
<p>The first of what I am sure will be numerous &#8220;gotchas&#8221; surfaced when I discovered that the geniuses who lived there previously painted over wallpaper on the 2nd floor of the main hallway. The challenge is that this wall is located at the base of the stairs on the 1st floor and extends all the way to the 2nd floor ceiling. Removing this wallpaper will not be fun. Oh, the joy.</p>

From here, we need to have the electrician and the plumber do their magic and then,  the &#8220;drywall guys&#8221; will be back to construct the walls of the bathrooms and the walk in closet.</p>
<p>In addition, we rented a Wallpaper Steamer and I cranked out some serious wallpaper removal.  I stripped the entire foyer and half of the kitchen of all their wallpaper.  Again, photos to come.  I&#8217;m taking a few days off next week so hopefully I will be able to finish up the kitchen.</p>

			<content:encoded><![CDATA[<p>Today, in our first full day of home ownership, we spent the morning at a local hardware supplier in Jamesberg, and at <a href="http://www.lowes.com" target="_blank">Lowes</a> picking up supplies and miscellaneous stuff.  We purchased what we thought were solar powered lights for the front walkway at Lowes, however when we returned home, we found out that they need to be plugged in, which sort of defeats the purpose of having them be solar.  </p>
<p>Once we returned to the house, Steve spent the majority of the afternoon taking wallpaper borders off the walls of Rebecca and Ian&#8217;s rooms.  The wallpaper in Rebecca&#8217;s room came off the walls fairly easily, however the wallpaper in Ian&#8217;s room has proven quite a challenge.</p>
<p>To close out the day, we had a prospective painter give us an estimate for him to paint a few rooms.  Then, another contractor stopped by to give us an estimate on the vanity for the kids&#8217; bathroom and to re-do the whole bathroom.  Overall, a pretty productive first day!!</p>

			<content:encoded><![CDATA[<p>Today, we closed on the purchase of our first house.  The house is located in East Brunswick, NJ.  The home buying process was a long and arduous one due in large part to the difficulty presented by the sellers.  I won&#8217;t go into any detail, but lets just say they did not make the process any easier.  The house does need a great deal of work, however we are excited to have the opportunity to upgrade the house to the way we want it!  As the days, months and years progress, we will be doing our best to keep a log and document our progress, including before and after photos to document the evolution of our home.  As a general statement, our house needs a lot of work and everything needs an upgrade and a cleaning.</p>

			<content:encoded><![CDATA[<p>So my wife and I are starting the painful task of trying to find a house to purchase.  And for all you cool cats who live in the Northeast, you are more than familiar with the insane state of the real estate market and how it just brings out the &#8220;very best&#8221; in people.  So, before we even really got started on this quest, we actually found a place that we both liked.  It was a place that needed just a ton of work as it had not been updated since the go-go 1980&#8242;s &#8211; it had wonderful sheer wallpaper, lots of wallpaper runners, stenseled flowers on the walls, and lots of other vintage 1980&#8242;s amenities.  Just bust out the big hair and the teal suit and you are right at home.  In addition, the roof had never been replaced since the house was built, all the appliances were 20 years old and the bathrooms were original.  In a nutshell, it just needed a ton of work.  But the space was great, the layout of the house was great and it had a ton of potential (ah, potential &#8211; famous last words for baseball prospects&#8230;I think you know where this story is going). </p>
<p>The house was on the market since May, it had been seen by over 80 people and received a grand total of zero bids.  The price was reduced around the time we saw it.  The bid we put in was a little low, but we thought it was still very fair based on the condition of the house.  We did our research and knew that other houses in the area in similar condition were sold at that similar prices to what we bid.  The owner obviously wanted more and in a move that is easily one of the most outrageous and un-professional moves I have ever heard of in the real estate wars, he called up all the different realtors that had shown the house (without his listing agent knowing) and informed these people that the price was reduced.  He also said that the minimum bid he would entertain would be $5K more than what we bid.  We initially resisted, but eventually re-submitted the higher bid and were the first people to do so.  But that seemingly did not matter as the owner informed us through the listing agent that he had accepted a bid for the exact same amount as what we bid, but that it was a &#8220;cash bid&#8221; or a non-contingency bid for the house.  </p>
<p>Needless to say, we were dissapointed by how the owner had handled the situation.  But I guess it means that there is another place out there that is far better.</p>
